2. Gross building area
The gross building area (GBA) includes the net usable area plus the space occupied by common areas and structural elements like exterior walls, stairways, and mechanical rooms.
• Gross vs. Net Area: Gross area is measured from the outside faces of the exterior walls, while net area (or usable area) is measured from the inside.
• Load Factor: To estimate the gross area, you can apply a "load factor" to the net usable area. This factor accounts for the shared space that is not rented or used directly by tenants. Typical load factors for multi-unit residential buildings range from 15% to 25% (or 1.15 to 1.25).

A trip from Calgary to Edmonton is approximately 300 km and takes about 3 hours by car, with a speed limit of 110 km/h, so 300 km/hr is not a realistic speed for driving. A 300 km/hr speed is being explored for a future high-speed hyperloop project that aims to reduce the 45-minute travel time.
